| Captiva's Gulf front is almost exclusively estate homes. A few cottages remain. Prices range from $2.9 M to over $15 M. Sanibel's Gulf front provides a range of accommodations and prices. Gulf front homes are priced from $3 M and up. Gulf front condos are priced up to $4 M, however, a comfy unit in a Gulf front complex can be found for under $400,000. |

| Roosevelt Channel - Captiva |
| Estate homes range in price from $2 M to $7 M. These homes often have docks on the Channel and deeded access to the beach. |

| Bay Front |
| Captiva's Bay front homes are available for $2M to $7 M. Dockage is sometimes shared and deeded beach access is available with several properties. Sanibel's Bay front homes are priced from $2 M to over $6 M. |

| Canal and Bayou |
| These properties are priced from in the $500,000's to $4 M. Some have deep water dockage with direct access to the Gulf of Mexico. Deeded beach access is included with purchase in certain subdivisions. |

| Golf Course Communities |
| The islands have four excellent golf courses, private and semi-public. Captiva's South Seas Plantation and Sanibel's Sanctuary provide private membership - play. The Dunes and Beachview courses are located on the east end of Sanibel Island. Properties in these communities vary in price, with duplexes in the Dunes sometimes available for under $300,000. Homes begin in the $400,000 price range and top out at several million. |

| These homes and condos are often a very short walk or bicycle ride to the beach. Some on Sanibel are located on the river or a small inland lake. Prices range from $350,000 to over $1 M. Prices on Captiva are higher. |
